This week I essentially missed the tour due to the wonderful Corporate tax deadline :( .  So rather than blow the entire project off I spent some time finding the LEAST EXPENSIVE home in each of the Central Contra Costa Communities.  This won't have as much eye candy because I haven't gone out and taken photos, but to see the photos just click on the property links.  There are 14 communities and 14 properties to check out.  Better hurry some of them are looking at offers in the next day or two.

First on the list is in ALAMO.  Listed at $960,000, this is a 4 bedroom, 1 bath home on 3.75 acres !  The value is in the land (and the existing utility hookups).  With a long winding driveway leading to the home on a reasonably level building pad ... and wonderful views down the canyon.  Definitely not your typical Alamo home but the setting could make this a no-brainer.

The next home is in Blackhawk. Priced at a bit under $1.1 million this home was built in 1981 and offers almost 2100 sf with 2 bedrooms and 2 baths + a den / family room. Nicely remodeled kitchen and Master bath.  This home backs to the course. 

Alphabetically the next community is Clayton.  The lowest priced home will probably have an accepted offer by the time you read this.  Priced at $660,000 this single story 3 bedroom, 2 bath has just under 1500 sf with a good sized lot and RV parking.

Concord is next in line.  This home is priced at $379,000 and is a 3 bedroom, 1 bath home with almost 1300 sf.  There is apparently a large addition done and a second bath with an unknown permit status.  At this time they have had multiple offers and have said no more offers... we'll check in later on this one.

Moving down the 680 to Danville to this 1742 sf two story with 3 bedrooms,2.5 baths on the Westside.  Priced at under $740k this home has been on the market for only 2 days, but probably won't last much past next week.

The home in Diablo is on the South access to Mt Diablo and sits on almost 2 acres and has almost 6000 sf of living space. With 6 bedrooms there is room for almost everyone.  The location is perfect for those thinking private schools (Athenian School is down the street) and for those looking to be out of the way but not isolated.. Priced at $2,350,000 this is the most expensive, least expensive home in the central county :).

The lowest priced home in Lafayette is in the Trails neighborhood up on the hill.  Priced at $799,950 the home is a fixer with 3 bedrooms and 2 baths with almost 1500 sf.  it is back on the market this week ... and originally went pending within about 10 days.

In Martinez the lowest priced home is Bank Owned and priced at $327,300.  It has 3 bedrooms, 1 bath and 1268 sf.  This home is an Auction property with offers online.  The buyer must pay a 4.5% premium above their offer price + $299.  The opening bid is $248,000.  So this is certainly out of the norm from a process standpoint but could be a bargain.

Out in Moraga, the lowest price home is priced at $888,000.  this home is a single story ranch with almost 2000 sf and 4 bedrooms 2 baths. This is a fixer with good bones and assuming no major flaws this is a steal.

Out in the Glorietta neighborhood of Orinda the lowest priced home is listed at $840,000.  This single story ranch has over 1500 sf with 3 bedrooms and 3 baths.  It's a fixer, but is walking distance to Glorietta Elementary School.

The lowest priced home in Pacheco is priced at $509,000 with 3 bedrooms, 2 baths and 1150 sf.  This home has been extensively updated and offers a great commute location, good schools and easy access to shopping.

On to Pleasant Hill, the lowest priced home is a 3 bedroom, 2 bath ranch style home with 1347 sf and a big level lot.  It's walking distance to downtown Pleasant Hill with quick access to the freeway

The lowest priced home in San Ramon was a surprise.  This home was built in 2007 and is very stylish.  Wtih 1753 sf and 3 bedrooms, 3.5 baths this is a great value as long as you aren't looking for a large yard.  It does have a small backyard and a terrific deck off the living room for those twilight dinners on a warm summer's evening

The lowest priced home in Walnut Creek is probably a tear down ... though a charming one.  Situated on over 17,000 sf lot in a prime Tice Valley neighborhood the value is mostly in the land.  I'd confirm utility connections and go from there.  One advantage to the home is that the amount of "glass" may be grandfathered in (there is a huge skylight in the home).  This may allow you to increase the amount of window space you are allowed by ding a remodel rather than a tear down.  This one is priced at:  $499,000
