Well, Tuesday was certainly an eventful day ... and one that will have really long term ramifications.  

As a result of doing my civic duty I was a bit late getting out on the Broker tour so only saw 5 homes ... all in Walnut Creek.  An interesting side note that needs to be said is that EVERY PROPERTY I saw on tour was staged and showed beautifully.  Future sellers should not even think about not doing getting their home in as great a condition possible before placing it on the market.  This means, 1) get your reports done first, 2) do the pest work, 3) at the very least carpet and paint with the help of your stager, 4) have the property professionally staged and photographed.  And remember this is not your house anymore.  Its not whether you like it.  It's whether it presents the home in its best possible light.

Okay moving on ...

the first home I saw was another one of the new homes on Overlook, just west of the freeway.  It shows beautifully, has a nice outlook toward Mt. Diablo, a super floor plan, great finishes, and surprisingly little freeway/city noise.  Image titleOne of the neat things about this cluster is that everyone will be moving in together so it will be a super opportunity to create new friendships that could last for decades.  The address on this one is:  2162 Overlook, but there are two others also available.  Prices are from $1,099,000 to $1,249,000.

The second stop was over off San Miguel, near Rudgear at 21 Margaret Dr.  This delightful 4 bedroom, 2 bath home boasts over 2150 sf and a huge 15,000 sf lot.  It has been expanded with an upstairs Master Suite.  Image titleThe cabinetry is oak so it feels a bit dated and I would explode a few walls to open the kitchen up to the living/dining and expand the kitchen into the breakfast nook... and unless the original master was needed as a bedroom I would make that the kids game/play room where they could do their thing in a controlled space (and keep the toys from underfoot).

The third home was 329 Conifer Ct out in the Woodlands.  Priced at an even $900,000 this home is light and bright with a large slider to the back yard from the living/dining area. Image titleThis 4 bedroom, 2.5 bath home is a bit dated but remains very functional and certainly in move-in condition.  With it's close proximity to Valle Verde Elementary (a back access is just one street over), the community pool, and just steps from the new Orchards Shopping Center, this could be the perfect choice.

Also in The Woodlands is 161 Rock Oak Ct.  Image titleThis home has been expanded and updated throughout including a new Kitchen, new baths, and a terrific office / den / gym addition off the Master.  This home has been beautifully done from one end to the other.  Priced at $949,000 this is my pick of the week.

Last, but certainly not least, is 1049 Ready Ct.  This is a large (3691 sf), single story home built in 2000.  With gorgeous wood floors (mahogany ? or Brazilian cherry?) in the traffic areas and kitchen and a great floor plan for entertaining, the home is located at the end of a small cul-de-sac with some of the most magnificent Oaks in the county. Priced at #1,350,000 this home beats out almost everything anywhere close to this price.

Most of these are likely to go quickly because of their price point and condition relative to others on the market and with the recent up-tick in mortgage interest rates there will be increased pressure to take action more quickly especially for those pushing the upper limit for qualifying.
