In a frantic market everything is unexpected when you are taking a ground level approach.  But jump to 10,000 ft and patterns begin to emerge.  And that happens with variations whether the market is super hot like it has been the last couple of years or like an iceberg, like in 2009.  The numbers change (though not nearly as much as you think), but the patterns are consistent year to year.

Let's take a quick look at the calendar year:

  • Winter:  

    • Buyers start looking right after the holidays (literally the next day)

    • Sellers start thinking about maybe getting their home ready to put on the market

    • Result:  strong appreciation, often multiple offers, often with overbids

  • Spring:

    • Buyers are out in droves

    • Sellers are finally getting their act together, more homes are coming on the market

    • Result:  appreciation and overbids are still there, and the number of sales is increasing

  • Summer:

    • Buyers are there, but school is out, time for vacation and more Buyers are just exhausted

    • Most Sellers who have a choice have their home on the market.  

    • Result:  more stability, the best homes are still selling in minutes, but others may linger a bit

  • Fall:

    • The die hard Buyers are still out there, but more of the bargain hunters are checking things out.

    • The Sellers who really have to sell are putting their homes up now.  And those that didn't sell are still hopeful.

    • Result:  Only the very best homes are selling, but there may still be multiple offers.  Those looking for great deals may just find them at this time of year... for instance:

  • In Walnut Creek there are 4 detached homes that are worth considering

    • 2166 Overlook Ave - new construction, nicely finished, walk to BART

    • 608 Persimmon and 3215 Peachwillow, both nicely remodeled in the Woodlands, walk to the elementary school

    • 277 El Divisadero, a mid-century modern Eichler, opened up to todays Great Room concept, while maintaining most of the classic finish details 

  • In Pleasant Hill there are 5 properties that you should check out

    • 3 Penrith Walk, new to the market, but a very nice townhouse style condo.  Dramatic design, and large for the price.  Dues are higher than the norm because of the shingle sidiing.

    • 118 Southwind, a good sized PUD townhouse (you own the land), with great separation of spaces and a huge Great Room.  Price just reduced to $577,500.

    • 117 Glenbridge, an excellent plan with two master suites and a beautiful remodeled kitchen. Walk to several restaurants.  Close to JFK University if you have a mind to go back to school.

    • 112 Buxton Circle, a detached home within a Planned Development.  Large single story with huge upside potential, but it needs some work

    • 118 Hardy Circle, in the heart of Poet's Corner.  Unfinished projects but expanded and worth the effort... huge 18,000 sf lot
